In 1963, after IBM purchased a sizeable plot of what was then farmland, developers flocked to Gunbarrel – forecasting the enormous influence IBM’s relocation would have. And the developers were right: IBM fueled a huge industrial and residential boom in Gunbarrel, creating what is today a 10,000+ residential ‘town’. The City of Boulder originally agreed to annex Gunbarrel in 3-5 years; however, Gunbarrel still remains an unincorporated subdivision.

Residential Bliss

This calm, serene oasis, impervious to Boulder’s active pace, is situated just six miles outside the city. The area blends open space with several community-based subdivisions, three reservoirs and a golf course. A bike path follows the creek and winds around the entire Gunbarrel area, making this an easy no-driving-required location. Eaton Park, a 23-acre area adjacent to Davis Reservoir, has a great playground and even has a BMX dirt-jump course.

Housing options in Gunbarrel are plenty, from town homes, to single family ranch homes, to sprawling golf-course houses, there’s something in Gunbarrel for everyone and every budget. In the country club neighborhood, manicured lawns, quiet, wide streets and subdued house-hues create a relaxed but luxurious feel. The more modest split-ranch homes in the area boast larger trees and yard space than their country-club neighbors, and also give off a secure feel with their all-brick exteriors. Several homes in the area back up to open space, and plenty of farm-land properties (with unparalleled views) still exist as well.

While most residents work and play in close-by Boulder, the Gunbarrel Shopping Center fits the bill for groceries and other daily needs. The owners of one local restaurant realized Gunbarrel needed a place that served up a great martini and a delicious meal close to home; and thus was born Gunbarrel’s most delectable restaurant, Café Blue, an American grill.

Gunbarrel is a nice change of pace from the city, yet is close enough for a great night out or an easy drive to work; the area is an excellent choice for those looking for a quieter atmosphere than Boulder.
